Location/Access:      

Approximately 60 miles Northwest of Roswell, Access is via US Highway 285, about 60 miles North of Roswell, or 35 miles South of Vaughn; then West on a County Road for about 6 miles to the Northwest Corner of the Ranch.

Physical Features:

            Terrain: Varies from almost level plains to gently rolling to fairly steep, rocky ridges. There is very little waste land on the Ranch with virtually no erosion. The Ranch is known as “Round Mountain Ranch” for a relatively isolated round formation rising 75 feet in elevation above the surrounding plains.

            Elevation: Low of 4,500 feet to a high point of 5,826 feet, with a typical range in the 4,700 to 4,800 feet.

            Soils: Major soils include sandy-clay loams to some gravelly soils to clay soils, and with about 1/3 of the Ranch having some rock outcroppings.

            Frost-Free Days: About 180 days.

            Other:  There is a major drainage, named “15 Mile Arroyo” that bisects about 3 miles of the Eastern portion of the Ranch. This drainage is well known for the vast amount of rangeland it drains, and also for the unusually strong wells found in close proximity to the Arroyo.

            Vegetation: A wide range of grasses are found, including Blue Grama, Black Grama, Side-Oats, Mesa Dropseed, Tobosa, etc. with a strand of Big Sacaton Grass along “15 Mile Arroyo”. Many area ranchers burn this Big Sacaton in late Winter or early Spring because beneath the tall dry forage, there is abundant, green feed provided by this cool-season grass. Browses include, Four-wing Salt Bush, Apache Plume, and Winterfat. The only trees are a few strands of Hackberry Trees. Overall, the Ranch is considered to have a good grass plant density.

Improvements: A double-wide mobile home in good condition provides housing. A boxcar serves as a barn. There are two small sets of corrals for working cattle; one set is used in junction with the neighboring Ranch. There are two wells; one is located along “15 Mile Arroyo,” close to the house. It is equipped with a submergible pump and has very strong production, over 10 gallons per minute. It furnishes water to the house and pumps to a large steel storage tank with a capacity of over 43,000 gallons and also serves a second smaller storage tank located at the house corrals and a pipeline system with one trough. The second well is equipped with a solar pump and produces over 2 gallons per minute; a large, over 70,000 gallon storage tank at the well furnishes water for a pipeline system with two drinking troughs. There are numerous dirt tanks that provide water in many areas of the Ranch, but additional permanent waters would be of benefit. There is one other area of the Ranch that a neighbor furnishes water via a pipeline on an informal basis.

Carrying Capacity: The Ranch capacity is not controlled by the BLM but is estimated to carry at least 300 Animal Units and could be increased with additional permanent waterings.

Price: Asking $5,213,605 or $335. This offering is subject to the Sellers finding a satisfactory “1031” Exchange/Replacement Property.

Remarks: This is a no-frills, easy Ranch to operate, located in good solid country, well suited to either cows or yearlings. The “Round Mountain Ranch” is adjacent to the “Circle F Ranch” which we are also offering for sale; the combination would then be 1,100 Animal Units!
